Choosing a material

What actually drives the price

Two fences of the same length can differ substantially in cost. The variables that matter most are material grade, finished height, the number and width of gates, whether an existing fence has to be demolished and hauled away, and site conditions such as slope, hard soil, tree roots, and equipment access.

Coastal exposure adds another factor. In Imperial Beach and the bay-adjacent parts of National City, salt-laden air shortens the life of untreated wood and standard fasteners, so upgrading hardware or moving to vinyl often costs less over the life of the fence than replacing a cheaper build early.

Height and placement are also regulated. Front-yard fences, corner lots, and fences near driveways are subject to local height and visibility rules, and HOA communities frequently specify material and color.
